Since its founding in 2003 by Damián Flores Fuentes and Antonio Ruiz Pérula — classmates at ETSA Sevilla — Muxacra Arquitectos has worked to leave a solid and meaningful mark on the architectural landscape. With a vision focused on innovation, functionality, and aesthetics, the studio has developed projects that combine the essence of Mediterranean tradition with a contemporary approach committed to its surroundings. 2. Site Visit and Context Analysis
The next phase is a visit to the site where the project will be built. We study the characteristics of the surroundings, understand the possibilities and limitations of the land, and analyze the local regulations that will govern the project’s development. This allows us to make informed decisions from the start, ensuring the design is suitable for its context and complies with all legal requirements.
3. Preliminary Design Development
With the information gathered, we begin developing the preliminary design, which includes initial floor plans and 3D views of the design. 4. Basic Design
Once the preliminary design is approved, we move on to developing the basic design. This document defines the building more precisely in terms of layout, volume, and regulatory compliance. This project is necessary to begin the building permit application process and reflects the most important decisions regarding the building’s structure and layout, complying with current regulations.
5. Construction Documentation
In this phase, we prepare the construction documentation—a detailed document that includes the building’s “assembly instructions” covering all technical aspects, such as materials, finishes, and construction systems. Additionally, measurements are included, which are essential for the subsequent preparation of the construction budget. This document completes the necessary paperwork to proceed with obtaining the building permit.
6. Construction Phase
During the construction phase, our work does not end. We conduct weekly site visits to ensure the project is being carried out according to the plans and specifications. We supervise the quality of construction and resolve any unforeseen issues that may arise, ensuring compliance with deadlines, costs, and quality standards.
7. Project Completion and Settlement
Once construction is finished, we conduct a final review to ensure everything complies with what was agreed upon. We manage the acquisition of the occupancy permit and hand over the building to the client, completing the cycle of our work. In this phase, we also carry out the final settlement of the project.

What budget do you need and how long does a project take?
The fees for the drafting of an architectural project are variable and depend, in general, on the volume of the building and its typology. The payment method is divided according to the project phases and represents a very small percentage of the total cost of the building and the administrative processes required for its execution.
In the case of a single-family home, it is almost certainly the biggest investment of the clients’ lives, so choosing the technical team should be a careful decision—one we believe should focus on the quality and commitment of the selected professionals.
